Tredway provides flexible out-of-the-box solutions for your office, retail, industrial, self-storage, mixed-use, multi-family, hotel/resort, and portfolio investments so that you can keep moving forward.

  • Short-term funding for one to three years, ranging from $250k to $10M with LTVs up to 70%. Typical transactions have an urgent closing timeline, a strong value proposition, and a clear exit strategy.

    As the name implies, commercial bridge loans are used to “bridge the gap” between an immediate funding need and a longer-term financing solution.

  • Financing ranges from $250k to $10M for small business owners and investors that are credit worthy but unable to work with a bank. LTVs up to 75%.

    Most small-balance commercial real estate loans focus on three primary factors: property cash-flow, borrower creditworthiness, and overall capacity to service the proposed debt.

    Unlike their high-balance counterparts, small balance commercial loans have a faster underwriting process, more relaxed requirements, and more flexible packages. This makes it easier to find financing solutions for small balance commercial properties.

  • Structured loans from $2M to $50M for owner occupied and stabilized investment properties. LTVs up to 80%. Recourse and nonrecourse options are available.

    Loan terms range from 2 to 10 years and amortization periods up to 30 years, with interest only options available. This program focuses on class A and B properties located in primary and secondary markets throughout the U.S.

    Fixed and adjustable rate options are available.

  • Designed for real estate investors who need loans from $100K to $2M with up to 80% of the purchase price and 100% of construction costs. Maximum of 65% ARV. Shorter term loans (12 to 18 months) for investors who are buying properties for rehabbing and selling/leasing.

  • Small apartment buildings (5+ Units), mixed-use buildings (residential space is greater than 50% of square footage). Simple bridge, rehab, and long-term stabilized loans up to $20M, with 80% LTC/LTV.

    Larger multifamily properties would be eligible for our Core+ loan programs.

Whether you’re looking to purchase new equipment, invest in office space, or build your business credit, we’ll seek to understand your unique situation and show you every available opportunity.

  • The 7(a) Loan Program, SBA’s most common loan program, includes financial help for small businesses with special requirements. This is the best option when real estate is part of a business purchase, but it can also be used for short- and long-term working capital, refinance current business debt, and purchase furniture, fixtures, and supplies.

    The maximum loan amount for a 7(a) loan is $5 million. Key eligibility factors are based on what the business does to receive its income, its credit history, and where the business operates. Fixed rate and variable rate options with terms ranging from 5 up to 30 years, fully amortizing.

  • From heavy-duty equipment to general-purpose machines, we can help you finance the equipment your business need. Finance new (or used) equipment to boost sales in virtually any industry from $25k to $3M. Minimum 2 years in business under existing ownership and $250,000 in annual revenue.

  • A business needs cash - or working capital - to cover its daily operations such as payroll, rent, and inventory. Small business working capital loans are a type of business financing that helps a company get through a short-term cash crunch.

    These types of loans can include: cash flow loans, accounts receivable financing (A/R), merchant cash advances (MCA), secured or unsecured lines of credit, term loans, and asset based lines (ABL). Many times, funding can be arranged in a few as 1-2 days. Minimum 2 years in business under existing ownership and $250,000 in annual revenue.
